Even buyers who could pay cash often take a home loan for a luxury home — it keeps money free for other things, and the interest can be tax-efficient. Here’s how loans work at the price levels of Experion’s Gurgaon projects.
How much will a bank lend?
RBI rules cap the loan-to-value (LTV) ratio — the share of the property’s value a bank can lend. For any home loan above ₹75 lakh, the cap is 75%. Every Experion home in Gurgaon falls in that band, so plan on paying at least 25% yourself, plus stamp duty and registration, which banks don’t usually fund.
- ₹3.75 Cr homeLoan up to ≈ ₹2.8 Cr
- Your share≈ ₹95 lakh + stamp duty
- ₹6.3 Cr homeLoan up to ≈ ₹4.7 Cr
- Your share≈ ₹1.6 Cr + stamp duty
What the EMI looks like
Illustrations at an assumed 8.5% interest rate. Your actual rate depends on your lender, profile and the rate cycle.
| Loan | 20 years | 25 years |
|---|---|---|
| ₹2.8 Cr e.g. Emerelle Reserve | ≈ ₹2.43 lakh / month | ≈ ₹2.25 lakh / month |
| ₹3.75 Cr e.g. a ₹5 Cr home | ≈ ₹3.25 lakh / month | ≈ ₹3.02 lakh / month |
| ₹4.7 Cr e.g. The Trillion | ≈ ₹4.10 lakh / month | ≈ ₹3.80 lakh / month |
A longer tenure lowers the EMI but raises total interest a lot. On ₹2.8 Cr, stretching from 20 to 25 years cuts the EMI by about ₹17,500 a month, but adds roughly ₹93 lakh in interest over the life of the loan.
Will you be eligible?
Banks usually want your total EMIs — including car loans and any other home loans — to stay within about 50–60% of your net monthly income. As a rough guide, a ₹2.43 lakh EMI needs around ₹4.5–5 lakh a month in take-home income. Adding a co-applicant, such as a working spouse, raises eligibility and can help with tax and stamp duty too.
Loans on under-construction homes
For projects like The Trillion or Emerelle Reserve, banks release the loan in stages as construction progresses. Before possession you usually pay only interest on the amount released so far — called pre-EMI. Two things to check first:
- That your bank has approved the project. Most large banks approve registered Experion projects, but ask.
- The payment plan. A plan that front-loads payments means more pre-EMI earlier. See our guide to Experion payment plans.
Tax benefits, briefly
Under the old tax regime, a self-occupied home loan lets you claim up to ₹1.5 lakh a year on principal (Section 80C) and up to ₹2 lakh a year on interest (Section 24(b)). Interest paid before possession can be claimed in five equal parts after you get possession. Joint borrowers who are also co-owners can each claim. The new tax regime doesn’t allow these deductions on a self-occupied home, so check which regime suits you.
A simple checklist
- Get a sanction letter early — it tells you your real budget before you fall for a unit.
- Compare at least three lenders — on rate, processing fee and prepayment terms.
- Keep the 25% ready — plus stamp duty, registration and GST where it applies.
- Read the tripartite agreement for under-construction homes: it binds you, the bank and the developer.
Quick answers
How much down payment do I need for an Experion home?
At least 25% of the property value, because RBI caps lending at 75% for loans above ₹75 lakh. Add stamp duty, registration and any GST on top.
Can I get a home loan for an under-construction Experion project?
Yes, for RERA-registered projects approved by your bank. The loan is released in stages, and you pay interest on the released amount until possession.
