Every new residential project in Haryana has to be registered with the Real Estate Regulatory Authority (RERA) before it can be sold. For Gurgaon, that’s the HARERA Gurugram authority. Checking a project takes about ten minutes, and it’s the single most useful thing you can do before you pay.
Why it matters
Under the RERA Act, 2016, a registered project has to follow rules that protect you:
- The developer can’t take more than 10% of the price as an advance before signing a registered agreement for sale.
- 70% of the money collected from buyers must go into a separate project account and be used only for that project’s land and construction.
- The possession date in the filing is a commitment, and delays carry consequences.
- The approved plans, carpet areas and specifications can’t be changed without buyers’ consent.
None of this applies to a project that isn’t registered yet. That’s why “RERA awaited” should always mean “keep your money refundable”.
Step by step
- Get the RERA number. Ask the developer or advisor for it, or find it on the project page. Experion numbers look like RC/REP/HARERA/GGM/911/643/2025/14.
- Open the HARERA website. Go to haryanarera.gov.in and choose the Gurugram authority’s registered projects list.
- Search the project. Search by promoter name (“Experion”) or project name. Remember that the RERA name can differ from the marketing name — Windchants Nova is registered as Windchants Phase C.
- Open the registration certificate. Check the promoter name, project name, licence number and validity dates.
- Read the filing. Look at the approved building plan, the number of towers and units, the carpet area of each unit type, and the proposed completion date.
- Check the quarterly updates. Registered projects must post progress updates. Gaps or stale updates are worth asking about.
- Search for complaints. The authority’s orders are public. A few complaints are normal for a big developer; a pattern is a warning.

Red flags
- A seller who asks for a large, non-refundable payment before the RERA number is issued.
- A “RERA number” that doesn’t appear on the HARERA site — or that turns out to be an agent’s registration, not the project’s.
- Unit sizes in the brochure that don’t match the carpet areas in the filing.
- Payment requested into an account that isn’t in the project’s name.
One more tip
Agents must be registered with RERA too. An agent’s number proves they’re allowed to sell — it says nothing about the project. Don’t confuse the two.
Quick answers
Can I book a project that isn’t RERA registered?
You can register interest, but keep any payment refundable and get the refund terms in writing. The RERA Act’s protections only apply once the project is registered.
Where do I check RERA for Gurgaon projects?
On the Haryana RERA website, haryanarera.gov.in, under the Gurugram authority’s registered projects.
